In this article I am going to discuss why Terra Vista Realty is a better value versus other planned communities. With that being said, I have picked three such communities to compare Terra Vista Realty. They have a lot of similarities and there are differences but after reading the comparison, you will see how Terra Vista matches up.

Before I start the comparison, I want to mention something when it comes to planned communities or just general real estate in Florida. Interstate 4 divides the state almost in half and is a dividing line in real estate also. Most of the planned communities that are south of I4 are much higher end versus the communities that are north of I4 but things are changing in South Florida on both sides of the state. It is getting incredibly busy and congested. Much more so than even a few years ago. Grant it, our restaurant and retail offerings do not compare to down there but it doesn’t matter if you have to wait for the next Ice Age for table or a parking spot. We are getting numerous folks coming our way because of this epidemic. Our lifestyle is much more relaxed and getting around is not a chore and the good news is that there are plenty of retail and restaurant options within 35 minutes. So if this makes sense, you need to consider putting Terra Vista Realty on your must see list.

COMMUNITY COMPARISONS

The first community that I am going to compare Terra Vista Realty too is Frenchman’s Creek in North Palm Beach. OK, before you say I am losing it, the reason for the comparison is because Terra Vista’s amenities are on par with Frenchman’s Creek’s amenities inside the gate. Of course, Frenchman’s Creek location is superior but the point I want to make is that the only communities that have amenities that compare are the super high end communities in both Southeast Florida and Southwest Florida. Yes, Terra Vista Realty amenities are that amazing. With that being said, to compare the resales in each community, an apple to apple comparison of square footage and condition of home you are looking at over $200.00 a square foot for a home in Frenchman’s while the average square foot pricing for basically the same home is $125.00 to $175.00. Again, Frenchman’s Creek is an awesome planned community but if you want value, it would behoove of you to come take a look at Terra Vista before you buy.

Now for The Villages. Before I start the comparison between Terra Vista Realty and The Villages, I want to mention that The Villages is a great place but Terra Vista has some advantages. First off, the amenities at Terra Vista are so much nicer and they are less crowded. The other advantage is that all of Terra Vista’s homes are of block construction versus The Villages has mostly frame construction. It is not the end of the world but insurance rates will be lower with a block home. Plus there is less chance of having termites with a block home. Of course The Villages has so much more entertainment, retail options, and you are able to drive your golf cart all over but Terra Vista is more laid back and is much more hassle free. If you like, waiting 20 minutes for an ice cream cone, The Villages is the place for you. But if you want higher end amenities, nicer curb appeal in your neighborhoods, incredible beauty inside and out of your community, and be closer to the water, you need to put Terra Vista Realty on your must see list. Before I go into the price comparison, I am going to mention that the fees are roughly the same for both while The Villages has a CDD Bond attached to the cost of your home. (The upcoming comparisons, do not take the cost of the CDD Bond into account.) Now for what you have been waiting for, the cost per square foot comparison. It is a bit harder to compare apples to apples because Terra Vista Realty’s homes are block and have barrel tile roofs while The Villages homes are frame and have asphalt roofs but as I mentioned above the average resale home in Terra Vista is $125.00 to $175.00 while a typical resale in The Villages is going to be between $160.00 to $190.00.

Compare this curb appeal to the Villages

For the last comparison, I am going use On Top of the World/Stone Creek which are right next to each other in Ocala. Since, Terra Vista residents have to go to Ocala for most of their big box shopping so it gives that advantage to OTOTHW but just like The Villages comparison, Terra Vista’s overall location is much prettier and it is closer to the water. (It is a 25 minute drive to Ocala from TV) Now, when you start comparing curb appeal of the overall development and the neighborhoods, there is absolutely no comparison and this does not bring into account the amenities. Just like the curb appeal, the amenities at Terra Vista are much nicer and the fees are very similar. But the reason I am comparing OTOTW with Terra Vista Realty is to show you that there is not much difference in price per square foot. OTOTW typical resale is in the neighborhood of $100.00 to $110.00 while Terra Vista’s starts at $125.00. Bottom line, for a few more dollars you are getting a much nicer community and the fees are very similar.

Lower Cost of Living

After you take into account the cost of real estate there are a few other costs that will vary throughout the state including the two biggest which are taxes and insurance. The reason I mention those two costs is because they are significantly cheaper when you live in Terra Vista Realty. The reason why is because taxes are higher where there is more population because there are more services needed. It is as simple as that. The other cost that varies throughout the state is insurance rates because of flooding, sink holes, and risk of hurricanes. Since Terra Vista is 250 feet above sea level, the flood insurance component on your home owners policy is significantly less versus most other areas of the state. Also contributing to the lower cost of insurance here is there are virtually no sink holes and the risk of hurricanes is lower in this area which contributes to a lower insurance rate. The bottom line is that your bottom line expenses are less here but you are not sacrificing lifestyle or quality of home.
